Its service life (or warranty) is a function of how many layers are applied and ranges from 5 to 20 years. It can be installed on various substrates for both new construction or re-roofing installations and it is applied using adhesive, or heat welded with a torch. Modified Bitumen is available with a smooth top surface which requires a separate top coating for UV protection, or a low maintenance granuled top surface similar to traditional shingles. The granuled top surface is available in various colors to match popular shingle colors when it is used in conjunction with traditional shingles.

Leak Investigation & Repair
A roof leak can be a cunning and baffling culprit. Some are obvious; a failing pipe collar, loose piece of flashing, or punctured membrane. These problems are easy to identify and repair. Some leaks may appear to be roof related but turn out to be caused by windows, siding or other exterior features once they are diagnosed so we never limit our investigation to the roof alone. Other leaks can be difficult to find by even the most experienced roofing professional often requiring multiple visits combined with a process of elimination and a progressively expanding repair area. Through the use of our systemized approach to leak investigation and repair Garner Roofing maintains a high first call success ratio. We have the experience and knowledge to diagnose and repair even the most stubborn roof problems as quickly and cost effectively as possible.
