This week, we are going to address the next step in the remodeling process, including obtaining permits, re-roofing, debris disposal, roof ventilation, and shingle underlayment.

  • Obtaining a Permit: While it is not always necessary to obtain a permit before starting a roofing project, certain local ordinances actually require them. So find out what is required in your area and then discuss your options with your roofing contractor. In most situations, your roofing contractor will handle all permitting issues.
  • Re-Roofing Options: With re-roofing, you have two options. You can tear off the existing roof before applying the new roof – known as a tear off – or you can lay the new shingles over the existing roof – known as a lay over. In order to determine what option makes the most sense for you, your roof, and your budget, discuss your choices with your roofing contractor.
  • Debris Disposal: With a tear off, who is responsible for the cleanup and disposal of your old shingles? Your contractor should take care of everything, but be sure to check that the contract states this clearly.
  • Roof Ventilation: Proper roof ventilation will help reduce attic heat buildup, reduce attic moisture and condensation, prevent weather infiltration, and prevent ice dams. In fact, one of the primary reasons for premature roof failure is improper roof/ attic ventilation.
  • Shingle Underlayment: Some local building codes and UL standards require that a shingle underlayment be installed. Most home improvement companies do not comply with these requirements and by not doing so they void your roof warranty the day it is installed.
